You may not realize it, but marketing your home means more than just putting a sign in the yard and putting a few details on the Multiple Listing Service (MLS). Some homes do sell with that little of an effort. However, if you want to get top dollar for your home in the shortest amount of time, professional marketing is the key.
Real estate agents have always used, and unfortunately continue to use marketing that is passive. Because marketing is a necessity, most agents look for systems/vendors that will give them the prettiest flyers and the most syndication to the most websites automatically, just to get it done. This marketing then gets distributed into the wild and agents wait for the phone to ring. This works in a strong sellers market where there are more buyers than inventory, or the home is on the best lot in a hot subdivision…we do so much more.
While we feel that our marketing is very attractive and well produced, and we certainly utilize the MLS and signage, we use this material on our websites, social media, and advertisements in a targeted and active manner. We spend a significant amount of time researching and producing a custom marketing piece for each of our listings, and then produce a custom stand-alone webpage. This is the place where we drive interest and inquiries – where we can actually interact with potential buyers directly. Part of our research includes determining who and where your future buyer is, and setting up targeted ad programs directly to that buyer profile. Also, we alter your listing on all of those search sites like Zillow, Realtor.com, Trulia that provide results based on search criteria so that your listing jumps off the page. There are many other things we do related to this type of active marketing which we would be happy to discuss, but would be a little too long to describe here.
Most importantly though, we still do the old fashioned, time-tested things like get on the phone. We have a system where we call people directly that may be interested in your listing. It’s hard work, but it does work.
At the end of the day, when we agree to work with a seller, we are confident that we will be able to get eyes on the marketing, which will then translate to showings – 3x is our average. Every week we review the showings that your competition has received, and if our listing doesn’t have about 3x the number of showings, we are able to ratchet up the marketing to get more. We only get paid when the sign comes out of the yard – in every thing we do, we work very hard to ensure that happens.
