Everyone loves the bright new shiny thing. When it comes to selling your home, competing with new construction can be a daunting task. To compete successfully, you’ve got to do more.

So what do you tell a client that is looking to sell their home that they’ve owned for less than a year, AND the builder is still constructing their very popular floorplan right across the street? How do you express the difficulty of being the first resale in a new construction neighborhood? Well, we started by being brutally honest with our folks. We came up with a game plan that included creating a breakout of each and every feature that our clients had chosen, and comparing it to the current pricing offered by the builder. There were also many upgrades that our clients had invested in after they moved in – like plantation shutters on every window and unique landscaping, that were not part of the new construction package. Presented in glaring obviousness, folks that saw our listing that were considering the new construction down the street had a hard time disputing the value of our home.
The short story is that we were able to get the home under contract in 19 days, in spite of the fact that there were similar vacant and available models right up the street. It took a real estate professional that could understand the unique challenges of getting a single property sold, create a customized marketing approach, and then proactively execute that plan.
